Do I need sprinklers in my building?

Do I need sprinklers in my building?

After the pandemic, many people were without work and forced to make ends meet by means of side hustles and government assistance. Those same people have seen how it is in fact possible for them to make a living with their side hustle, so they took the entrepreneur route. As their businesses are growing, many are deciding to expand into commercial buildings, but this raises more questions. One of their recent questions is “Do I need sprinklers in my building?”

According to NFPA

According to the National Fire Association, NFPA 13 is an installation standard and does not specify which buildings or structures require a sprinkler system. NFPA 13 specifies how to properly design and install a sprinkler system using the proper components and materials after it has been determined that a sprinkler system is required.

According to google and OSHA

According to google and other sources, automatic sprinkler systems are required in new commercial buildings with more than 5,000 square feet in the fire area. It has also been said that OSHA requires that sprinkler systems are inspected and tested annually to ensure that they will work correctly in the event of a fire.

Different Types of Smoke Damage

When a fire breaks out in a home or business, flames are not the only culprit for damage. Ever-present smoke can cause many problems for weeks on end. Smoke damage can destroy a property’s value, stability, and safety if not appropriately treated.

 What does Smoke Damage Mean?

Smoke damage is damage to your property caused by smoke. It comes in many different types. It can encompass physical devastation, but invisible smoke damage can reside in small particles in the air. Factors like the unique type of gasoline used to begin the fire, substances broken throughout the process, and location plays crucial roles in deciding severity. There are four different types of smoke damage:

  • Protein residue
  • Dry smoke
  • Wet Smoke
  • Oil/Fuel Residue

 Protein Residue

You typically find protein residue when a kitchen fire occurs. It is present when organic materials dissolve during a fire. This can cause discoloration on wood or painted surfaces. Protein residue is hard to spot as it is invisible; however, an experienced technician can spot it.

 Dry Smoke

Dry smoke takes place in a high-temperature fire. Its texture is powdery and very fine, making it one of the more accessible types of smoke to clean. Unfortunately, dry smoke can easily fall into small surfaces like cracks or holes because it is so fine.

 Wet Smoke

Opposite to dry smoke, wet smoke occurs when a low-temperature slow-burning fire occurs. These fires leave behind a strong smell, making cleaning a longer and more tedious process. Thick, black, and sticky residue is typically left behind when dealing with damp smoke.

Oil/Fuel Smoke

Oil smoke happens when an oil-based substance is burned. These types of fires are the least common but leave a dark, sticky residue is left behind.

At SERVPRO, our technicians are trained to restore all types of smoke damage that could happen on your property.

It can’t be stated enough how important it is to have your office space deep cleaned.

COVID-19 has shifted how we view hygiene and how often cleaning popular surfaces is encouraged. Office cleaning should include cleaning:

  • Hard to reach places
  • Vents, Baseboards, Windows, etc
  • Disinfecting office furniture
  • Office floors
  • Desks/Counters
  • Regularly used screens

 Regular Office Cleaning

Regular office cleaning should occur weekly and consist of cleaning desks, dusting surfaces, taking out the garbage, and wiping down tables. These are things that individuals can do on their own to help maintain the office’s overall presence.

Deep Office Cleaning

Deep cleaning is recommended to protect your health and safety. A deep clean from a certified service provider can help knock out harmful bacteria. Cleaning of this caliber would require office cleaning services.

At SERVPRO, our certified technicians are available to help business owners take on professional cleaning projects in your office building. We’re trained to clean your HVAC system and air ducts and perform odor removal. Contact us today for more information!

Ways to Protect Vacant Properties

5/9/2022 (Permalink)

Vacant buildings are typically the product of a slow economy or recession. If buildings don’t have occupants, personal property, or businesses in them, this can cause problems and complications if not properly handled. If your building isn't being protected by security, it is susceptible to experience some sort of damage. Every year, thousands of vacant buildings experience millions of dollars in property damage due to fires, thieves, soilage, and vandalism. Building owners can protect their properties by taking several steps.

Alarm Systems

Alarm systems can be an affordable option to protect your property. There are many variations and options on alarm systems that get the job done. Putting a sign up on your property that indicates that you have an alarm system can be a strong deterrent from thieves however it is recommended that you actually purchase one. Another alternative to an alarm system would be to hire security to watch after your building at night.

Frequent Check-Ins

Make sure you go to your property at least once a week. Make sure the area is clean of debris, cardboard, and scrap wood. Inspect property frequently to make sure it is clean and secure. Also, make relationships with surrounding business owners. Relationships like this will make it more likely that neighbors will also look after your property when you aren’t around.

Lightening

Keeping your property well lit can give it the impression that it isn't vacant. This will scare thieves away from breaking in at night. This can be a costly way of protecting your property, however, you can also purchase motion censored lights so that when there are motions near your property the lights can automatically come on. Be sure to place lights high up to prevent them from being taken down or stolen.

To best protect your investment, it is vital to maintain your property accordingly to avoid property damage. If your vacant building or property does experience damage from fires, water damage, or mold, our trained technicians at SERVPRO can mitigate this issue properly.

Here at SERVPRO we always want to help you put your best foot forward to avoid any fire, water, or mold damage. In the event that you do experience water damage, we’re here to help!

How Often Should My Business Get Its Roof Inspected?

3/17/2022 (Permalink)

What happens when there is a forecast of rain, snow, or a storm?

We look up – specifically to the roof – to keep us and our facility protected.

In fact, it wouldn’t be wrong to say that a business's first line of defense against relentless weather conditions is its roof.

Not only does a strong roof help your business establishment exist for generations to come, but it also tells your customers that you are diligent, professional, and mean business.

Ultimately, your customers’ perception of your business and revenues are affected by the condition and strength of your roof, and your business's ability to ride through storms – figurative and legit.

To keep your roof in top shape, you need frequent inspections. Exactly how often should you get the roof inspected?

Here’s all you need to know.

How Often Should You Inspect Your Roof

The magic number is two.

It would be best if you got your roof inspected twice each year. Once, before the onset of rainfall or snowfall season.

National Roofing Contractors Association approves the sound advice of inspecting twice each year.

New Roof versus An Old Roof

The general rule of thumb is to inspect your business' roof twice.

But if your roof is old, you must perform an inspection at least every three months.

Although frequent inspections sound a lot of work, they are imperative as they can be the step that protects both your business and the belongings inside your business.

When Should You Inspect Your Roof?

While two annual inspections are enough, some special conditions require extraordinary measures.

For instance, after an episode of strong winds, downpours, or hailstorm, your business' roofs can become susceptible to wear and tear. Since a leaky roof can lead to basement flooding too, due diligence during difficult conditions is important.

Moreover, harsh weather conditions, including strong heat, create fault lines that cause concern.

Therefore, having enjoyed your time in the rain or snow, be sure to give your roof a health check.

How To Inspect Your Roof

Frequent inspections require an eye that can detect details.

So, for a quick check-up, you can simply look for any peeled-off paint, mold, water damage, or fault lines. These are vital checkpoints to determine if your roof needs additional professional care.

DIY or Hiring A Professional?

Hundreds of blogs and thousands of business owners cannot decide whether to give their business's roof a quick inspection or hire a professional.

Inspecting the roof by yourself is a good exercise.

But to be one hundred percent sure about your business’s roof, it is advisable that you contact a professional roofing inspection company that is experienced and understands your business and its roof. After all, how can you take a chance on something that literally hangs over your head?

Parting Thoughts

Now that you know when to inspect your business’s roof and contact a professional, the next step is to get a professional roof repairing and restoration company like SERVPRO to do the difficult work for you.

Contact SERVPRO to get all your roof restoration and remediation needs covered now!

Common Causes Of Commercial Space Fires

2/23/2022 (Permalink)

Every 23 seconds, a fire department in the U.S responds to a fire alarm. Yes, that’s right!

But that’s not all.

Over 100,000 fires occur in commercial buildings annually, costing over 2 billion dollars in damages. Let all of this sink in for a moment.

Fire is a significant hazard to people's lives and properties – there’s no doubt about it.

Despite this, we seldom consider the possibility of a fire occurring at our place of business, right?

The truth is, even with the most robust fire prevention training and policies in place and the best fire suppression equipment, a fire might still break out.

Why?

Here are some of the most common causes of commercial fires:

Faulty Wiring

Electricity has inherent fire danger.

Old or defective wiring, overloaded circuits, unsecured connections, broken fuses, uneven electrical outputs can lead to overheating or sparks that cause a fire.

When you first move into your new workplace, ensure that all wiring is in order. Moreover, conduct regular maintenance checks to avoid any sort of mishaps.

Smoking

Smoking kills in more than one way. In fact, one of the most common causes of fires is the improper disposal of burning cigars or cigarettes. Cigarette buds thrown in the garbage can easily ignite a fire.

To reduce this danger, make sure that smoking prohibition is strictly enforced on office premises.

Cooking Equipment

Restaurants generally spring to mind first when you think about commercial kitchens. However, they are not the only place with a kitchen!

Whether it is a school cafeteria, hospital or nursing home diner, or even a commercial breakroom, these are extremely high-risk zones.

From flammable oils, high temperatures, and gas to electrical equipment, such as microwaves, countless items can set off a fire.

Make sure anyone who uses cooking equipment must be fully trained in fire prevention and control and no flammable objects are left unattended.

Any Flammable Material

It's impossible to eliminate all flammable products from a building.

Effective storage and usage of flammable liquids, including glues and solvents, is critical for fire safety since they are prone to combust if not properly kept and utilized. This also applies to any other potentially harmful substances such as paints and chemicals.

In risk assessments, it's critical to keep an eye out for potential fire hazards.

Is there mold at your job?

6/8/2021 (Permalink)

Have you been smelling a funny odor or even seeing black spots in your office? That could be mold and it could be dangerous.

For the most part, mold is unmistakable, but sometimes small or largely hidden growths just make a surface look dirty. A quick test for mold can be done when you dip a swab in diluted bleach (1 part bleach, 16 parts water) and dab it on the wall. If the spot quickly lightens (or keeps coming back after cleaning), assume it's mold.

Did you know that microscopic mold spores exist almost everywhere, outdoors and indoors, making it impossible to remove all mold from a home or business? Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

Remember we specialize in water and mold damage restoration, with advanced training in restoration techniques and the experience and specialized equipment to quickly restore your property? Don’t wait until someone gets sick, once you spot mold at your place of work give us a call!

After a bad storm or even a busted pipe, your business could be flooded within minutes. What some people seem to forget is that your business has electrical sockets, and other flammable materials that could cause a fire even during a flood.

Here are a few steps to take that can help your business not experience a fire.

  • Shut off gas at the main valve if you are trained to do so; otherwise, have your gas company do this
  • Inspect storage and piping systems containing flammable liquids; repair leaks or damage as soon as possible. Provide supports and anchors for damaged or floating tanks and piping.
  •  Prohibit smoking.
  • Post a fire watch until all fire protection systems are functional and normal operations are resumed.
  • Give SERVPRO a call

According to fema.gov every year there are 17,000 office and store fires that cause over 800 million in direct property damage.

On top of that did you know that most of those fires were caused by something similar or the exact same as a home fire? Here’s what FEMA says that

should be done to prevent these fires:

Employees:

  • Check for damaged or overloaded electrical outlets, cords, and cables.
  • Keep anything that can burn away from electrical equipment
  • Never leave portable heating devices unattended
  • Keep your workplace and equipment clean, dry, and well ventilated
  • Plan & Practice multiple escape plans in the event one is blocked
  • Ensure windows can be blocked & screens can be removed.

Employers should prepare for emergencies:

  • Make sure smoke alarms and sprinklers are properly installed and working
  • Post clear fire escape plans on every level of the building
  • Teach employees about exit location, escape routes, and fire protection equipment.
  • Check the condition of fire ladders and escapes
  • Conduct regular emergency drills

Let’s first learn a little bit about our new construction manager Nick Shank. Nick started working as an independent adjuster years back in South Florida, where he handled daily claims in the south Florida area for multiple insurance carriers. After about 2 years in the insurance industry, he moved into the restoration side of things to get a better handle on that aspect of the business, it was a little more hands-on which he enjoyed. He worked my way up to Senior estimator within 6 months, after about a year and a half he decided to venture back into the insurance side of things again. This time he worked as a staff adjuster on the Catastrophe team for a third-party company, again handling claims for multiple carriers. He handled commercial and residential large losses and small losses. He recently moved to the Chattanooga area from Fort Lauderdale, FL and he's very happy and grateful to be a part of the SERVPRO team.

IS YOUR BUSINESS EMERGENCY READY?

underground pipe busted with water flowing from it underground pipe busted with water flowing from it

Many times businesses do well until something devastating happens that throws them off of their game. For example, a company had a pipe burst over the weekend. Monday morning they went to their offices and found over 3 inches of standing water. This issue had them closed for days. Not only were they closed but they also had damaged paperwork and other office materials that put them in hardship. Thus we’ve created an app to help out in events like these or worse.

We have an app called ERP, which means Emergency Readiness Program. This app is free and works on both android and iPhones. The best part about this is that it saves important information like water valve shut-offs and such in the event of an emergency. Having important info like that saved not only helps us move quickly but it also helps you realize where things are.

By developing a SERVPRO® Emergency READY Profile for your business, you minimize business interruption by having an immediate plan of action. Knowing what to do and what to expect in advance is the key to timely mitigation and can help minimize how water and fire damage can affect your business. Give us a call at 707-866-5646 to get yours!

Fire Prevention Tips for Your Business

8/5/2019 (Permalink)

Fires are destructive events that can leave business owners at a loss. However, there are steps you can take to help prevent a fire from occurring at your business. It all begins with emergency preparedness! Here are some tips to lowering the risk of fire at your business:

  • Create a fire escape plan and keep it accessible. Make sure your employees know the plan and try to have at least one fire drill per year for practice.
  • Install a working sprinkler system throughout the building.
  • Use only one extension cord per outlet and replace electrical wiring on a regular basis.
  • Give appliances an appropriate amount of space between them and the wall to avoid overheating.
  • Designate one individual to be your safety officer, who will be in charge of all your safety plans. This allows for organization to occur during an emergency.

Emergency preparedness is key to preventing fires and staying safe!

Protect Your Business From Flooding

7/12/2019 (Permalink)

As a business owner, dealing with a disaster at any time can be devastating for your company. Unfortunately, floods are one of the most common physical damage disasters that a business may face. Prepare your business to the best of your ability for a possible flood by taking the following steps:

  • Invest in flood insurance. Basic commercial property insurance does not always cover floods, so it is important to have flood insurance just in case, especially if your business resides in a highly flood susceptible area.
  • Have a continuity plan. Prepare for the worst possible situation, such as not being able access your facility for an extended period of time, and have a back up plan on how you can continue limited business. At the very least, be such to keep critical equipment, materials or other components well above the ground, and make sure you have a back-up of necessary items in a safe location.
  • Use flood barriers. If a flood is predicted to occur in your business’ area, prepare for the worst and use flood barriers around the premise.

Be Prepared

7/5/2019 (Permalink)

Prepare

When it comes to damage, disasters do not discriminate. Entire communities are affected. Disaster can strike at any moment, so it is important to be prepared for any type of disaster by joining your community in emergency readiness for disasters of any kind. Learn how to be prepared.

Create and practice your plan.

Communication is key in emergency preparedness. Develop an evacuation and shelter-in-place plan as well as a means of communicating with your family before, during and after an emergency. Additionally, organize an emergency supply kit and make sure your family is informed and practiced in your emergency plan. Be sure to sign up for alerts and warnings for your area, and download other necessary apps to stay informed, such as the FEMA app.

Learn life-saving skills.

At least one person in your household should be able to perform life-saving emergency tasks if necessary. A few of these skills include CPR, turning off natural gas, taking cover during a tornado and more. Knowing these life-saving skills could mean life or death in an emergency situation for you, your family or your neighbors.

Prepare Your Business

6/5/2018 (Permalink)

Prepare your business for weather events!

-Check your business property for downed tree limbs and branches. Weather, such as wind, heavy rain, ice and snow, can cause branches to fall, which could cause damage to the property and potentially cause personal injuries.

-Inspect property, especially walkways and parking lots, for proper drainage to alleviate flood hazard potential.

-Inspect all handrails, stairwells and entryways to address and correct potential slippery or hazardous areas. Install mats or non-slip surfaces and post caution signs where water could be present.

-Ask your SERVPRO Professional about starting an Emergency Ready Profile for your business.

What is an Emergency Ready Profile?

It is a "snapshot" of each building owned/managed by a business, that provides critical information for emergency preparation.

Large-Scale Flooding

Our desiccant in action!

Desiccant!

We "Desi-CAN"...

This is a tool we use alongside dehumidifiers for larger buildings. Desiccants operate differently than standard low grain refrigerant dehumidifiers. Desiccants do not collect water through condensation. They vent moisture-laden air from inside the structure to outside the structure using a ventilation system. These are large units that sit outside the structure with venting tubes and air input tubes.

The tubes come from and go to the affected building. They create the greatest vapor pressure and are best used when trying to dry wood flooring, plaster, or concrete. They work on the principle of absorption rather then condensation.  In this process, water vapor is adsorbed by a silica gel. The silica gel is then activated by air movement. This energy causes the desiccant to push the water vapor; Releasing its moisture to the outside air.
